00 / The opportunity

Our client is a data center land developer that assembles and entitles powered sites for hyperscale and AI customers. Arizona and Nevada are its fastest-growing markets.

You'll be the company’s lead originator in the region, from first call with a landowner to a signed purchase or option agreement.

01 / What you’ll do

  • Source and screen sites with access to transmission and available capacity
  • Negotiate purchase, option and lease agreements with landowners
  • Run early diligence on zoning, water, environmental and title issues
  • Coordinate early load studies and capacity conversations with APS, SRP and TEP
  • Present site recommendations to the investment committee
  • Build relationships with brokers, municipalities and economic development groups

02 / What you bring

  • 5+ years in land acquisition, real estate development or energy origination
  • Experience with energy, industrial or large-scale sites
  • Strong negotiation and relationship skills
  • Comfort reading utility maps and basic transmission data
  • Valid driver’s license and willingness to travel regionally

03 / Nice to have

  • Existing relationships with Southwest utilities and municipalities
  • Renewable energy or data center origination experience
  • Real estate license
